It has been many weeks, but we would like to express our appreciation for the structural inspection performed by Richard (Rick) Gordley for our new condominium unit at (intentionally deleted). As first time buyers, virtually everything about construction, purchasing, ownership, maintenance of owning a home was new to us, meaning we were at a big disadvantage in either assessing the soundness of the unit or identifying items to be included in the builder's "punch list".

Rick's timely arrival, pleasant introduction, and systematic approach to the inspection process was wonderful. In each area, he explained what he was looking for/at and why, then described the results of his assessment in terms we could understand while also educating us on the technical vocabulary. The inspection benefited us in four key ways:

• Identified, affirmed-and even complimented-the structural soundness of the unit overall, its main attributes, and various amenities.
• Helped compile items for the initial punch list.
• Offered helpful suggestions for future care and maintenance.
• Served as our advocate with the customer service manager who arrived during the inspection. It was evident that Rick's presence and how he presented his assessment registered with the manager, as did the written and photographed report Rick sent afterward.

I had to write this down and send it to you just because you did a great job for us and I am sure that you would do the same for anyone else. Here's what I want to tell the rest of the world.

In a world of commission hungry real estate agents and difficult to work with home sellers, doing business with Rick, of Pinpoint Inspections, was the most pleasant experience ever. I would highly recommend him as your inspector if you are buying a home.

1. He had the most clean, professional, easily understandable, and yet comprehensively complete inspection report (digital photographs included) I have ever seen. And this sounds like a piece of advertisement for Rick, but believe me it is not. I have hired another inspector before for $300 for a previous home that I lost in the bidding war and that 12 page report was shabby, handwritten and the guy finished his inspection in under an hour. I have also seen inspection reports of some of my friends who have paid the same amount of money. None of the reports I have seen come even close to the quality and professionalism of this man. For only $375, I got a great value by paying only $75 more than my previous inspector and you should know that the average that most inspectors charge is $400.

2. It's not only the quality that I recommend him. I was working with a very difficult seller who would deny some of the pest control problems that Rick found in the home I wanted to buy. That meant that I would have to pay my inspector more money to have him come down and prove to the seller that his findings were correct. As anyone can understand that's not a great situation to be in. But, when I requested, Rick stood by me and came down to the home to prove to the seller that there is damage, absolutely at NO cost to me. Most inspectors would just say that they would help the customer out in case of a problem like mine, but only a few people actually mean it.

3. You know how some people tell you that they can call you if they have questions after the inspection and when you actually have to, they talk back with no interest in helping you out. That did not happen with Rick. I am a very curious guy and typically have loads of questions. Not even once did I feel like Rick was getting tired of my questions. Long story made short, I am putting this recommendation because I am really happy with Rick and a very hard working deal hunter and generally a critic is telling you this. I hope you make a good decision in hiring an inspector because that in itself can save you thousands down the road. I would never, ever, make the mistake of hiring the inspector my real estate agent recommends. Please take a moment and call Rick for a sample of his inspection reports before you hire anyone else.
